How Assigned Parking works
Last updated: November 4, 2026
Assigned Parking lets you reserve specific parking spots for specific residents, units, or vehicles, and track who has each one. Communities with deeded spaces, premium garage spots, or numbered spaces use it.
How it works
When Assigned Parking is turned on, ParkingPass tracks:
Every parking spot in your community.
Which resident, unit, or vehicle is assigned to each spot.
Which spots are available, taken, or listed for rent.
You can assign a spot in two ways:
To a unit: any registered vehicle in that unit can use the spot. A unit-level assignment can show the same spot on more than one vehicle. That's expected.
To one vehicle: only that vehicle can use the spot.
Assignments stay in place through applications, vehicle changes, and renewals. When a resident moves out, their spot is released automatically and becomes available again.
Assigned Parking also powers three other features:
The Parking Spot Marketplace, where you can rent out unused spots to residents, guests, or the public.
Assigned Parking Tow Requests, where residents report an unauthorized vehicle in their spot.
The Taken Spots / Total Spots and Spot Utilization widgets on your dashboard.
Who can use it
Roles: property managers assign and release spots. Residents can see their assigned spot on their profile.
Package: the Enterprise package.
Where to find it
Go to Assigned Parking in the left sidebar. The page shows every spot, its current assignment, and filters to find a spot or resident. If you don't see Assigned Parking, your community uses open parking. Email support@parkingpass.com to turn it on.
What you can do with it
Assign a spot — see Assigning a parking spot.
Release, reassign, or unassign a spot — see Releasing, reassigning, or unassigning a parking spot.
Rent out unused spots — see Using the parking spot marketplace.
Handle a resident's tow request — see Submitting an assigned parking tow request.
Common questions
Can a resident have more than one assigned spot?
Yes, if your community allows it. Some communities limit each unit to one spot.
How do residents know which spot is theirs?
They can see it on their profile. Many communities also number their spots or use signs.
Where can I see how many spots are taken?
On your dashboard, the Taken Spots / Total Spots widget shows your assignment count and Spot Utilization percentage. See Dashboard overview.
Important notes
The Parking Spot Marketplace needs Assigned Parking set up first, plus a Stripe Connect account. See How Revenue Share works.
If a resident can't find the option to file a tow request, make sure they have a spot assigned.
