Resident portal FAQs
Last updated: November 3, 2026
Quick answers to the questions residents ask most, and where each answer lives in the resident portal. To look at a resident's portal while you're talking with them, see How to see the resident portal.
Where does a resident add a vehicle?
In My Account / Vehicles, click Add. They'll need the vehicle details, and depending on your community's setup, they may need to upload registration documents.
Where does a resident pay?
In Payment System, click Make A Payment. That button usually shows what's currently owed.
Why isn't a resident's permit active after they paid?
Check the Vehicle Status field on the resident's vehicle in My Account / Vehicles. If it shows Pending, your office may need to approve it. If it shows Active - Permit Purchased, the payment went through.
Where does a resident register a guest?
In Guest/Rental Vehicles, click Register Guest/Rental.
How can a resident see how many guest passes they have left?
Guest/Rental Vehicles → My Guest Passes shows their active passes. The parking policy page shows the limit.
How does a resident dispute a violation?
In My Violations, they click the violation to open it and start the dispute.
How does a resident cancel autopay?
In Payment System, click Manage Autopay.
Who should a resident contact about a parking issue?
For questions about your community, they click Message Property Management in the top-right corner of any page. For platform issues, they use Help / Support. The Message Property Management button is easy to miss on smaller screens or with browser zoom, so point them to the top-right corner.
Why doesn't a resident's portal match what I expected?
The portal layout differs slightly by community.
Communities with paid guest passes see more Payment System options.
Communities using assigned parking see more vehicle-related items.
Communities without revenue share don't see those sections.
If a resident describes a screen you don't recognize, log in as them and check.
Why can't a resident find a vehicle or field I mentioned?
It's usually one level in. The home dashboard has four large buttons and doesn't show permit details, payment history, or violation status.
Other Vehicles Associated With My Account is collapsed by default. Have the resident click the + at the bottom of the My Vehicles list, for example to find a family member's car.
Update My Info on My Account / Vehicles and Profile → Edit Profile in the sidebar open the same account editor. If a field seems missing, confirm they're on the right tab in that editor.
