Inviting New Residents

Understanding how to enroll and register new residents using the tools available for property managers.

Property managers can send invitations directly from the dashboard, allowing residents to securely enter their vehicle and contact information. Once submitted, registrations appear for review so their parking access can be approved or declined based on property rules.

Inviting residents is a recurring task — see Property Manager Quick Start: Your Daily Playbook for the broader resident onboarding workflow.

Step 1: Open the Invite Residents Page

There are two ways to get there:

  • From your Dashboard, click the Invite Residents quick-action button at the top of the page.

  • Or, from the left sidebar, navigate to ResidentsInvite Residents.

From the Invite Residents page, you'll see three tabs at the top:

  • Invite Individual — Send an invitation by entering the resident's first name, last name, and email address, then accepting the required permission disclaimers.

  • Share Link & QR Code — Generate a registration link or QR code that residents can use to register themselves.

  • Bulk Upload — Upload multiple residents at once using a file upload option (also available through the Resident Data Manager for ongoing rent-roll updates — see Importing and Managing Resident Rent-Roll).

Step 2: Invitation Status

Once an invitation is sent, it appears in the Invited Residents list on the same page. At this stage, the resident's account status shows as Not Registered.

Step 3: Resident Completes Registration

The resident will receive an email invitation prompting them to:

  1. Enter their personal and vehicle information.

  2. Verify their registration using a one-time SMS code sent to their phone.

After submission, their account begins processing.

Note: It may take up to 24 hours for the system to fully reflect the registration.

Step 4: Registration Confirmation

Once registration is complete:

  • The Account status changes from Not Registered to the resident's full name.

  • The resident's name becomes a clickable link that opens their account details.

Step 5: Approve or Decline the Resident

From your dashboard, the New Resident Applications widget shows all pending applications. Click it to review and approve or decline each one — see Managing Resident Applications for the full approval workflow.

Important Notes

  • Residents must complete SMS or email verification for registration to proceed.

  • Registration status updates may take up to 24 hours to display.

  • Parking access is not active until the resident is approved.

  • Applications auto-decline after 10 days if not actioned, so check your dashboard regularly.

Troubleshooting

If registration issues occur:

  • Confirm the resident used the correct invitation email or link.

  • Ask the resident to check their spam or junk folder.

  • Ensure the resident completed SMS or email verification.

  • Allow up to 24 hours for the status to update.
