Reviewing a new resident application

Last updated: November 4, 2026

Review each new resident application from your dashboard and approve or decline it. Residents can't park until you do, and applications decline automatically after 10 days.

Who can do this: Property Managers, Office Staff.

Before you start

  • Check that the right community is selected in the property selector.

Steps

  1. Open your Dashboard.

  2. Find the New Resident Applications widget. It shows a count, plus an Action Required badge when applications are waiting.

  3. Click View Application to open a pending application.

  4. Review the applicant's information and documents.

  5. Approve or decline each vehicle using the Action options.

  6. Submit the reviewed application.

What happens next

The application leaves the pending queue. Approved vehicles can park, and the resident can pay for their permit if your community charges for one.

Important notes

  • Applications move to Declined automatically after 10 days with no action. You can still approve them later. See Approving a previously declined application.

  • You can edit the lease expiration date and parking start date on the application page.

  • You can also open an application from the resident's account. Open the resident, go to the vehicle, click the Vehicle Actions dropdown, and select View Application.

  • Use the filters at the top of the page to see declined or suspended applications.

  • If something is delaying approval, you can add the vehicle to the Do-Not-Tow list in the meantime. See Managing the Do-Not-Tow (DNT) list.
